Object description
For sale are the castle with its side wings, the castle chapel, the restaurant with estate tavern, the adjacent estate with residential buildings and farm buildings, the two gate houses as well as the castle park without the forester's lodge with associated garden (approx. 300 m2).
A large part of the castle, the former sheepfold, the manor tavern and the restaurant are currently used for gastronomic purposes. On the adjacent estate there are several residential units with a total floor space of approx. 600 m2, which are currently rented out. Another approx. 3300 m2 of usable space could be developed in this part of the property alone, independently of the use of the manor. On the south side of the property there are two solidly built gatehouses with a partial basement and a usable area of approx. 700 m2. The gatehouses and the former estate could be separated and developed from the rest of the estate if needed. A large part of the estate is connected to a central heating network and is currently heated with oil.

Location
Heinsheim Castle is located in the Neckar Valley in northern Baden-Württemberg about 20 kilometers north of Heilbronn. Other economically strong cities such as Neckarsulm and Bad Wimpfen can be reached via the Neckar Valley within a few minutes' drive. Among the best-known employers in this region are, for example, the Schwarz Group with its new Lidl Germany headquarters in Bad Wimpfen, 5 km away, Audi, Bechtle, Rheinmetall Automotive in Neckarsulm, EnBW and the automotive supplier Läpple in Heilbronn. Heinsheim belongs to the town of Bad Rappenau. Heinsheim can be reached in about 15 minutes via the A6 freeway. Despite its location in this economically strong region, Heinsheim Castle lies away from busy roads.
