Object description
The listed former hammer castle is a three-storey hipped roof building in the style of the Italian late Renaissance with three-sided risalites. It was built in the years 1701 to 1706. The castle has 20 rooms distributed on the first floor and two floors. On the first floor there is a small chateau chapel with original historical equipment and bull's-eye windows. In total, the chateau has 100 windows. These were renewed in 2000 with white-dipped larch windows with insulating glass. The castle is heated with oil stoves. There is no central heating. The structural substance is good in the core, but needs extensive renovation work. The layout of the building is clearly structured. This architecture results in a variety of possible uses. The so-called castle park can possibly be used as building land. The outbuildings belonging to the estate are a valuable part of the whole ensemble. In their entirety, these buildings are all in need of renovation. The hydroelectric power plant, built in the 1930s with a net nominal output of 117-120kW, was extensively renovated in 2009. The technology is of the latest standard and allows for an expected return of approx. 4% over a period of 20 years. The annual output is 830,000 kWh with a remuneration of 0.1246 EUR/kWh (EEG 2014). The property, which is part of the estate, has a size of approx. 103 ha. Roe deer and wild boar occur as standing game, red deer as rare alternate game. The hunting grounds are all in good condition. The mixed forest has a coniferous content of 65% and is well stocked. In addition, the property has a fishing right registered in the land register for 3.2 km. This is currently leased.
The property is marketed in a bidding process. The minimum bid is 4.9 million euros.
Location
The castle estate with hydroelectric power plant and own hunting is located in the Upper Palatinate / Bavaria in a scenic river valley north of Regensburg near the town of Burglengenfeld in the district of Schwandorf. Immediately adjacent are the districts of Regensburg and Neumarkt in der Oberpfalz. The city of Regensburg can be easily reached via the A3 freeway in 30 minutes. Nuremberg is about one hour and 10 minutes away via the A3 freeway. The castle ensemble is located in the middle of the original landscape of the Upper Palatinate, away from busy roads and embedded in a small village with 340 inhabitants and functioning neighborhood. The entire region offers a variety of excursion destinations, beautiful nature in a varied landscape as well as a selected fine cuisine with regional specialties. The nearby small town Burglengenfeld offers a good infrastructure with doctors, schools and kindergartens. The proximity to Regensburg offers varied possibilities for restaurant visits and larger purchases.
